Read, recalculated and cited. Your underwriter decides.
AI underwriting
software for lenders.
Upload the loan file. Financing Bot reads every page, recalculates each income figure by its rule, sources every large deposit, reconciles the AUS findings and drafts the conditions in your wording, with every figure beside the page it came from. Built for independent mortgage banks closing 200 to 5,000 loans a month, where the underwriter is the constraint.
a sample night on the floor, not a promise of any turnaround.

Financing Bot reads a mortgage loan file and hands the underwriter a decision ready package in which every figure cites its page.
A queue goes in at five. Packages come back before the morning shift.
What came in
The processors' folders landed after the close of business: URLA and credit, paystubs and W2s, tax returns with every schedule, bank statements, and whatever else was dropped in. Each page was named and numbered, duplicates were folded into one, and a password locked PDF was sent straight back with a page list and no deduction.
What was found
Where a page disagreed with another page, the two are listed side by side with both cites, and that is all that was done to them. Nothing was picked. Every other file reconciled to its DU or LPA findings line by line, each finding tied to the page that answers it or listed as open, and its income recalculated by the rule that applies to it.
What went back
By the morning shift every file is in the queue with a status chip and a returned time: decision ready, conditions out, or referred up with both pages and no recommendation. The screen beside this is a sample night. Your queue will show whatever your files produce.
- reading still being indexed; nothing has been deducted yet
- decision ready package delivered, every figure cited, addressed to the underwriter of record
- conditions out package delivered with the drafted conditions listed for processing
- referred up a contradiction named with both pages, routed to the underwriter, no recommendation attached

Income recalculated by its rule, the page beside each figure
This is the Form 1084 worksheet for the self employed borrower on LN 2026090412, exactly as it sits in the package. Read down the 2024 column, then the 2025 column, then the foot. The only figures in color are the two that were recalculated and sourced.
| Form 1084 line | 2024 | cite | 2025 | cite |
|---|---|---|---|---|
| Schedule C line 31 net profit | 84,600.00 | p.47 | 92,150.00 | p.52 |
| line 13 depreciation | 9,850.00 | p.47 | 10,400.00 | p.52 |
| line 12 depletion | 0.00 | p.47 | 0.00 | p.52 |
| line 30 business use of home | 4,200.00 | p.47 | 4,200.00 | p.52 |
| line 24b meals (subtracted) | 1,380.00 | p.47 | 2,120.00 | p.52 |
| amortization | 0.00 | p.47 | 0.00 | p.52 |
| year total | 97,270.00 | 104,630.00 | ||
| trend | 2025 up 7.6% on 2024, two year average applies | |||
| 24 month total | 201,900.00 | |||
| monthly qualifying income | $8,412.50 | |||
| formula | (97,270.00 + 104,630.00) ÷ 24 | |||
| AUS entered | $7,568.75 | |||
| difference | +$843.75, line 13 depreciation for both years ÷ 24 | |||
Line 13 was added back from Schedule C for both years. The AUS had it at zero, so the difference is shown beside the figure with the line that caused it.
Conditions drafted in your wording, prior to doc and prior to close
One file's condition list, in Sample Mortgage Co.'s own condition wording, with the page that raised each row at the end of the line. It pastes into the LOS as it stands.
Your library, your words. The software fills in the cite, the year and the borrower, and puts each row on the side of the line the rule puts it on. A library line too vague to draft against is left alone and named.
What the software prepares, and what it never decides
The right hand column is the product. Everything in it stays with a person whose name is on the package.
Where the work happens
An operations floor at two in the morning. Monitors coming on one by one with rows on them, a printer filling its tray, a package pushed to the edge of a desk under a lamp. No one is in the room, and that is the point of the picture: the queue is worked overnight so the one lit desk in the morning belongs to the person who decides.
Prepaid packs at one rate each, and nothing that renews on its own
Pick the pack, pay by card or ACH debit, and upload. Files are valid twelve months and come off the balance only when a package lands in your queue. Auto reorder exists, and it is off until the buyer switches it on.
